Jakarta premium offices reach 83% occupancy
Office demand is clearly shifting towards quality and fitted-out space.
Jakarta's office market is seeing a growing flight to quality, with occupiers favouring fitted-out space, greener buildings and locations with improved accessibility, according to Colliers' latest office market insights.
Office enquiries remain strong, with fitted-out premises particularly attractive because they allow tenants to reduce upfront expenditure. At the same time, vacant space is approaching 3 million sq m while limited future supply is giving landlords greater incentive to retain existing tenants.
CBD occupancy has improved slightly, with premium assets reaching about 83% occupancy, highlighting stronger demand for high-quality buildings.
Colliers expects landlords to hold rental rates despite the positive growth outlook, while offering competitive incentives to secure tenants. The approach reflects continued occupier bargaining power in a market where significant vacant stock remains available.
The firm said demand for green buildings, better accessibility and greater leasing flexibility are increasingly influencing occupier decisions, alongside the broader flight to higher-quality assets.
