
Al Mouj Muscat sets regional benchmark with dual wins at Real Estate Asia Awards 2025

Al Mouj Muscat, Oman’s leading integrated urban development, triumphed at the Real Estate Asia Awards 2025 as it took home the Masterplan Development of the Year - Oman and Mixed-Use Development of the Year - Oman categories.

Al Mouj was developed through a public-private partnership between Majid Al Futtaim, OMRAN, the government’s tourism and development arm, and Tanmia. The community is deemed a reflection of a forward-thinking vision that creates a world-class lifestyle destination.
Al Mouj Muscat is transforming Muscat’s coastline into a dynamic and sustainable hub for residents, tourists, and businesses alike, with over OMR1.34b invested and 82% of the masterplan already complete.
The community is designed around four districts, namely Marsa, Ghadeer, Shatti, and Golf, which respectively offer unique character whilst staying seamlessly connected. The development features more than 3,450 homes, an 18-hole championship golf course, a 400-berth marina, luxury hotels, top-grade office spaces, and over 80 shops and restaurants. It further boasts 30 km of walkways, 9 parks, 6 km of pristine beachfront, and pedestrian-friendly spaces, which give its residents a complete urban lifestyle experience with a green environment.
More than being a place to live, Al Mouj Muscat brings people together through events, tourism, and global exposure. The community has hosted major international events—Louis Vuitton America’s Cup World Series, the Oman Open golf tournament, the Muscat Marathon, and the Tour of Oman cycling race, to name a few. This positions Oman on the global stage and, at the same time, contributes to the national economy.
The community development focusses on balancing growth with well-being. Wide green spaces, underground parking, and sustainable landscaping help maintain a peaceful, livable environment, whilst features like Al Mouj Golf, the marina, and beachfront parks support outdoor living, health, and community connection.

Quayside at Al Mouj Muscat takes pride in its thoughtfully designed, mixed-use development that brings together luxury homes, high-end offices, and retail and leisure spaces. Positioned next to the Al Mouj Marina, Quayside delivers a premium lifestyle experience for residents, professionals, and visitors.
This landmark project balances its purpose with precision: 55% of the space is dedicated to residential living, 35% to office use, and 10% to retail and dining. This mix creates a lively and all-day destination where people can live, work, shop, and relax.

One of the biggest challenges in developing Quayside was fitting multiple uses—residential, commercial, and recreational—into a compact waterfront site without losing visual harmony or ease of movement.
This was resolved with a masterplan based on a well-organised "urban grain" layout. This smart design arranges buildings around shared open spaces to bring in natural light, support privacy, and ensure easy pedestrian flow. Service roads and centralised loading areas also keep commercial logistics efficient and discreet.
The development uses smart building systems, LED lighting with motion sensors, high-efficiency cooling, water-saving fixtures, and rainwater harvesting systems. Green podiums, shaded walkways, and a central park also help keep the area cool. Moreover, all parking spaces are located underground, a design that frees up surface space and reduces heat buildup in the area.
Furthermore, Quayside features 24/7 surveillance, secure access points, and a pedestrian-friendly layout. It is fully integrated into Al Mouj Muscat’s transport network, including buggy access, making it easy to get around.
