6 in 10 APAC firms stabilise office attendance: survey
Around 32% companies expect an increase in office usage.
Over six in ten office occupiers in Asia Pacific (APAC) have stabilised their attendance, up from 50% in 2023, signalling the adoption of flexible and hybrid working as a stable model, according to CBRE’s Asia Pacific Office Occupier survey.
The survey, which polled 130 office occupiers, found that 32% of companies expect an increase in office usage, similar to 2023's 34%.
Financial firms have largely maintained steady office attendance, with 71% of respondents reporting stability, although only 25% expect increased usage. CBRE predicts this to remain stable, depending on global economic recovery.
In contrast, half of the technology, media, and telecom (TMT) sector respondents reported stable attendance, whilst the other half foresee growth. Larger tech firms have optimised their office usage, whereas startups are expanding headcount, often leading to space constraints.
The survey also revealed that employee attendance slightly exceeds employer expectations, indicating a strong commitment to returning to the office. Seven in ten firms expect employees to attend the office at least three days a week, and 36% aim for a full five-day work week, with China having the highest expectations at 69%.
APAC outperformed Europe and the US, with 43% of companies reporting peak utilisation rates of 80% or higher, compared to 26% in Europe and 30% in the US.
However, TMT and professional services firms in the region still show lower utilisation due to flexible working. For those not reaching 80% peak utilisation, CBRE sees opportunities to optimise space by balancing savings and reinvestment in collaboration and focus areas.
CBRE's analysis shows that peak attendance in APAC excluding China typically occurs mid-week, whilst in Beijing, peak attendance is highest on Mondays. Fridays are the least common peak day, with only 2% of APAC respondents and 12% of mainland Chinese respondents identifying it as such.
In response to this "Friday Syndrome," some companies are implementing initiatives like early leave or enhanced amenities to encourage Friday attendance.
The survey also showed that 73% of companies have implemented or are considering attendance protocols, but many rely on the discretion of managers, and around one-quarter have no standard policies. CBRE suggests that clearer guidance and more consistent internal enforcement could improve office attendance.
