Jakarta strata office market remains subdued as buyers stay cautious
The stable office prices mask weak strata-title transaction activity.
Jakarta's strata-title office market remained quiet in Q2 2026, with limited transactions and little new supply entering the market, according to Colliers.
Colliers said average asking prices were broadly unchanged at around IDR57 million per sqm in the CBD and approximately IDR34 million per sqm outside the CBD.
SCBD continued to command the highest prices, averaging around IDR82 million per sqm, supported by limited supply and its established position as Jakarta's premier office precinct.
Outside the CBD, asking prices generally ranged between IDR20 million and IDR40 million per sqm, while established markets in South and North Jakarta continued to record relatively stable values due to good accessibility and existing tenant bases.
Colliers said buyer activity remains cautious amid ongoing economic and policy uncertainty. The stability in asking prices reflects owners' preference to hold assets rather than accept discounted sales.
With limited developer-owned stock available, Colliers said most transaction activity is occurring in the secondary market, where investors are becoming increasingly selective and favouring assets with stronger rental prospects, higher building quality and better long-term value preservation.
