Guess which area is emerging to be a ‘bright spot’ in Vietnam’s real estate market

Thanks to its strategic location adjacent to Ho Chi Minh City and increasingly synchronised transportation infrastructure, Binh Duong has become an attractive destination for both homebuyers and investors, according to a recent report from Avison Young. 

 

“Major roads such as National Route 13, the My Phuoc - Tan Van Highway, and various ring roads connect Binh Duong with HCMC and neighboring areas, driving the continuous growth of property values there,” the report added.

Moreover, with the rapid development of industrial zones and an influx of foreign investment, the demand for housing and apartments for professionals and skilled workers in Binh Duong is on the rise. 

 

At the same time, the orientation towards building smart urban areas with modern urban developments is making Binh Duong a promising "bright spot" in the Vietnamese real estate market, promising sustainable and profitable investment opportunities in the future.

 

Trend of Migration to Suburban Areas 

 

Ho Chi Minh City and Ha Noi are the two largest economic and cultural centers in Vietnam, attracting a large population from various provinces for living and working. This has led to overwhelming infrastructure, traffic congestion, and high building density, making central areas crowded, polluted, and lacking quality living space. 

 

The concentration of residents in central areas has driven land and apartment prices to soar. This situation makes it difficult for many homebuyers, particularly young people and low- to middle-income families, to afford apartments in the city center. For this reason, homebuyers and investors are increasingly shifting their focus to suburban areas, which offer more reasonable prices, larger spaces, and cleaner, more spacious living environments. Many also prefer living in suburban areas where there is less noise, pollution, and traffic pressure. 

 

A significant factor driving this migration trend is the robust development of transportation infrastructure connecting suburban areas with the city center. Projects such as metro lines, highways, and ring roads are being implemented and expanded, facilitating easier and faster commuting from the suburbs to the center. 

 

For example, in HCMC, the completion of Metro Line 1 (Ben Thanh - Suoi Tien) will provide quick and convenient connectivity between Thu Duc City and the city center, thereby increasing property values in these areas. In Ha Noi, projects like Ring Road 3, Ring Road 4, and the elevated railway line Cat Linh – Ha Dong are alleviating traffic pressure from the center and enhancing connectivity in suburban areas like Dong Anh and Gia Lam.
