According to the URA Realis caveats data cited in a PropNex report, the top caveated transaction in Q1 2025 was the sale of a shophouse in the Telok Ayer Conservation Area for $14.8 million in January 2025.
The sale price for the 999-year tenure shophouse amounts to $12,488 psf based on a land area of 1,185 sq ft area. The property currently hosts an F&B tenant.

The second top deal of the quarter was for two adjoining shophouses in Holland Village along Lorong Liput for $11.8 million. The plot spans 1,679 sq ft – reflecting a unit price of $7,027 psf. The shophouses are being leased to an F&B operator and a fitness establishment.
In general, there were fewer big-ticket shophouse purchases during the quarter. Based on caveats lodged, of the 19 shophouse deals in Q1 2025, fewer than half (or 42%) of them were priced at above $5 million, while the remainder of deals (58%) were priced at below $5 million.
Prospective buyers may also be prudent about acquiring investment properties at a high price quantum, in view of the still-elevated interest rates.
