
Jakarta's total mall supply hits 4.9m sqm in Q1
Only one new development was completed during the quarter.
Despite a broader trend of mall renovations and rising interest in small-scale retail, new conventional mall openings in Jakarta were limited in Q1 2025, according to a report from Colliers.
“Agora Lifestyle (Thamrin) opened in Q1 2025, bringing Jakarta’s total mall supply to 4.9 million sqm. It is the only new completion this year; Lippo Mall East Side and the Menara Jakarta retail podium are slated for delivery in 2026,” the report said.

Living World Grand Wisata (Bekasi Regency) launched in Q1 2025. This mall, territorially located in Bekasi Regency, brought the total retail supply to Greater Jakarta, recorded at around 3.22 million sqm in Q1 2025. No other projects have broken ground yet, and meaningful new supply is unlikely until 2027-2028.
The growing interest in minimal and unique retail spaces presents opportunities for developers to innovate and explore more leisure-driven concepts. These concepts are expected to capture shoppers’ attention and transform retail areas into lasting, memorable destinations rather than solely places to shop.
The need for leisure, with malls as one of the destinations, opens opportunities for developers to be creative with mall concepts. This will provide opportunities for conventional malls to refresh their concepts to become more competitive in the coming years. Additionally, the supply pipeline is largely concentrated in South Jakarta, where existing malls are expanding their premises to capture growing demand and stay competitive.
