Nine residential projects launched in Singapore in Q3
The largest development was the 881-unit Springleaf Residence at Upper Thomson Road.
According to a recent report from Savills, in Q3/2025, there were nine new residential launches in Singapore, almost doubling the five recorded in the previous quarter.
There was a good mix of relatively sizeable projects (over 300 units) across the three market segments, and almost all of these developments had take-up rates of over 50%.

Out of the nine projects, the largest development was the 881-unit Springleaf Residence at Upper Thomson Road. In the quarter when it was launched, over 93.0%, or 881 units were sold at an average price of S$2,176 per sq ft.
Springleaf Residence is the seventh project to be launched in the Lentor Hills neighbourhood from 2022, since the government started selling land sites in the area in 2021. The 99-year leasehold development is near to Springleaf MRT station on the Thomson-East Coast Line (TEL) and consists of 909 units. The units were deemed to be attractively priced, with the one-bedroom units of 388 sq ft priced below S$1 million, and some of the units even went below S$900,000, something rarely seen in the current new sales market.
Most of the units sold in the quarter were two- and three-bedroom units, making up nearly 80% of the units sold. The two-bedroom units of sizes 527 to 646 sq ft were transacted for prices between S$1.057 million and S$1.504 million (S$2,004 to S$2,329 per sq ft), while the three-bedroom units sized 786 sq ft to 1,259 sq ft were sold at prices from S$1.609 million to S$2.454 million (S$2,011 to S$2,379 per sq ft).
