What was the largest industrial investment deal in Brisbane in Q3?

Investment volumes hit over AUD787 million during the quarter.

Industrial rents in Brisbane were largely stable in Q3 2025, said JLL in a recent report. Rising vacancy levels and increased options in the market have constrained face rental growth, with incentives remaining at the highest level recorded since Q4 2021.

“Investment volumes increased 38.0% q-o-q to AUD 787.6 million, nearly 1.5x the 10-year quarterly average level. The largest transaction in Q3 2025 was Goodman Group’s acquisition of the Gibson Island land site from Dyno Nobel for AUD 194.0 million,” the report added.

Gross take-up was flat q-o-q, with 115,616 sqm of area leased over 18 major occupier moves. No pre-lease deals were recorded in Q3 2025, with 95.2% of take-up of existing space and 4.8% sub-lease space.

The largest deal recorded this quarter was FDM Logistics’ commitment to 13,116 sqm in Willawong (Southern).

Dip in quarterly supply delivery, but annual volumes remain high

Eight projects reached completion in Q3 2025, totalling 48,600 sqm. This was a 72.0% decrease q-o-q, and 51.1% below the 10-year quarterly average.

Despite the quarterly dip, industrial completions are expected to rebound in Q4 2025, bringing expected annual completions to 611,900 sqm, 54.0% above the 10-year annual average. Under-construction projects are currently 75.4% pre-committed.

Outlook: Slowdown in speculative supply

With rising vacancy and a diminished developer appetite for speculative development, we anticipate that projects in planning stages will be delayed or abandoned without a significant pre-lease commitment, which may slow supply delivery over the next 12-months.

We anticipate that continued investor interest in the Brisbane industrial market will support further yield compression over 2026.
