Greater Osaka logistics supply to plummet by 34% to 1.2m sqm in 2026
Robust demand should continue to absorb existing space.
Greater Osaka’s logistics market saw a sharp increase in new supply in 2H 2025, with over 900,000 sq m delivered—up 64% year-on-year, according to Savills.
Savills identifies GLP ALFALINK Amagasaki as the standout project, adding 368,000 sq m of fully leased space. The development features strong transport access and extensive amenities, as well as community and disaster-response functions that extend beyond traditional logistics use.
Despite the surge, Savills forecasts that new supply will fall to around 1.2 million sq m in 2026, approximately 34% lower than 2025 levels. Key upcoming projects include the Kyoto Joyo Core Logistics Facility (277,000 sqm) and Kita Osaka Truck Terminal Phase II (183,000sqm), both offering advanced design and connectivity features.
With supply expected to decline over the next two years, Savills notes that robust demand should continue to absorb space, improving market balance and supporting further rental growth in Greater Osaka.
