Singapore luxury home sales hit four-year first-half high in 1H2026

Over 350 transactions priced at S$5m and above were closed in the first half of the year.

Singapore's luxury residential market recorded its strongest first-half performance in four years, with affluent buyers turning to prime properties as safe-haven assets amid global economic uncertainty, according to Realion (OrangeTee & ETC) Research.

Citing URA Realis caveat data, the research found that 353 landed and non-landed homes in the Core Central Region (CCR) priced at S$5 million and above were transacted in 1H2026, excluding bulk purchases involving multiple units. This marked a 24.7 per cent increase from 283 deals in 1H2025 and was 54.8 per cent higher than the 228 transactions recorded in 1H2024.

Realion Research attributed the growth to wealthy investors seeking long-term wealth preservation through prime residential assets amid heightened macroeconomic uncertainties.

The performance also contrasted with the broader private residential market, where overall home sales, excluding executive condominiums, declined from 12,328 units in 1H2025 to 10,909 units in 1H2026. Despite the softer market, luxury transactions continued to expand, highlighting the resilience of demand for high-end homes, the report said.
