APAC data centre development hits historic 19.4GW peak in 2025
Southeast Asia accounts for 31% of active construction.
Asia Pacific’s data centre market has entered a new phase of large-scale delivery, with its development pipeline reaching a record 19.4GW in 2025, according to Cushman & Wakefield.
The firm’s APAC Data Centre H2 2025 Update shows the pipeline is underpinned by 3.7GW of capacity under construction and a further 15.7GW in planning, reflecting strong hyperscale demand and accelerating investment in AI-ready infrastructure. Southeast Asia accounts for the largest share of active construction at 31%, driven by continued expansion in Malaysia, Thailand and Indonesia.
“Asia Pacific’s data centre market is in delivery mode,” said Andrew Green, Head of Data Centre Group, Asia Pacific at Cushman & Wakefield. He noted that AI-ready capacity is being delivered at “unprecedented scale”, with markets such as Johor, Mumbai and Bangkok becoming central to deployment strategies.
Operational capacity across the region also rose to 13.8GW in 2025, with Malaysia and India accounting for 58% of new IT load. Johor and Mumbai led the expansion, with Johor more than doubling capacity to 897MW and Mumbai recording a 42% increase to 768MW, highlighting sustained hyperscale demand in both markets.
According to Pritesh Swamy, Head of Research & Advisory – Data Centre Group, Asia Pacific, governments are increasingly aligning policy settings with digital infrastructure growth, while balancing energy and sustainability priorities.
AI and cloud workloads continue to drive new supply, pushing operators toward power-ready locations and high-density designs, and accelerating delivery timelines across the region.
