Some Grade A properties offer discounts for tenants leasing for one year or more.
In a recent report, Avison Young revealed that the average rental price for serviced apartments in Ha Noi in the third quarter of 2024 stands at 31.9 USD/sqm/month for the A segment and 15.9 USD/sqm/month for the B segment, remaining unchanged from the previous quarter.
The occupancy rates for both segments are also stable, at 86% for Grade A and 75% for Grade B.

Currently, the lowest rental price for serviced apartments in Ha Noi is 653 USD/unit/month from the Oriental Palace project in Tay Ho District, while the highest is 7,550 USD/sqm/month from the Lotte Center in Ba Dinh District. Serviced apartments with the highest occupancy rates typically range from 1,900 to 3,200 USD/unit, primarily consisting of two- or three-bedroom units.
Similar to HCMC, serviced apartment projects in Ha Noi are also opting to maintain rental prices for up to two years to retain and attract long-term tenants. Some A segment projects are offering significant discounts for tenants signing leases of one year or more, along with additional perks such as complimentary breakfast and room upgrades.
