Four new serviced apartments to be completed in Jakarta by 2027

Approximately 730 units will be added to the market.

According to a report from Colliers, the serviced apartment segment in Jakarta expanded with the opening of Swissôtel Living Jakarta Mega Kuningan by Accor, adding 240 new units and bringing total supply to approximately 7,000 units as of Q2 2025.

“Looking ahead, four new projects are scheduled for completion by 2027. Two developments by Ascott are expected to open in the second half of 2025, while another two by Ascott and Fraser are currently under construction and anticipated to be completed by 2027. Together, these projects will add an estimated 730 units to the market,” the report added.

Occupancy stood at 55.6% in Q2 2025, continuing a downward trend. This was mainly attributed to the prolonged Eid holiday and accompanying school breaks, which disrupted the typical February–April leasing cycle. While short-term occupancy may have received a temporary boost during the holidays, long-term leasing decisions were postponed as proactive tenants waited for post-holiday routines and administrative processes to normalize. Nevertheless, leasing activity is expected to rebound in the second half of 2025.

The anticipated handover of two new apartment projects is also expected to stimulate market activity by providing more diverse and modern leasing options. Notably, tenant preferences are evolving, with increasing demand for pet-friendly accommodations—a trend particularly evident among young professionals and long-term residents. This shift is encouraging operators to adapt their offerings to align with changing market expectations.
