Singapore’s prestige landed homes segment records 83 transactions

Total sales reached over S$1.2 billion for H2 2025.

Singapore’s prestige landed homes segment – defined by PropNex as landed properties (excluding GCBs) valued at over S$10 million each – gained further traction in the second half of 2025, with both transaction volume and sales value on the rise.

According to caveat data cited by PropNex in a recent report, 83 transactions were recorded in 2H 2025 (up to 7 December), totaling more than S$1.2 billion in sales. This represents a 20% increase in sales value from the 73 transactions worth over S$1 billion in the first half of the year.

Most deals in 2H 2025 were in the lower prestige price range of S$10 million to S$15 million, accounting for 72.3% of transactions, slightly down from 75.3% in 1H 2025. Higher-priced luxury landed homes gained traction, with 27.7% of deals exceeding S$15 million and 3.6% priced above S$30 million.

PropNex noted that sales momentum could accelerate further in 2026 following recent interest rate cuts by the US Federal Reserve, which have translated into more favorable domestic home loan rates. However, headwinds remain, including a cautious economic outlook and the potential for renewed trade tensions.

Despite these challenges, Singapore’s reputation as a safe haven for wealth continues to underpin demand for luxury residential properties, supporting the prestige landed homes market heading into 2026.
