Foreign buyers drive Phuket real estate growth

Modern designs, eco-friendly homes, and strong infrastructure make Phuket a prime choice.

Phuket’s property market is shifting toward modern, eco-friendly designs and long-term living as foreign buyers account for nearly 70% of real estate demand, according to Kate Nonteraransi, director of Sales at Mouana.

In an interview with Real Estate Asia at the sidelines of the Global Property Expo held in Singapore from 18 to 20 July, Nonteraransi emphasised how buyer expectations have evolved. “You may see them like a Balinese style, and right now, we have changed the style to a modern, contemporary design,” she said.

Nonteraransi added that branded developers like Mouana are now favoured by investors. “We have our construction workers, we have an architect team, we have civil engineer teams, and also an after-sales service team. This does make us a very trustworthy brand.”

She also pointed to remote work as a demand driver. “Most of the buyers now are looking for a co-working space, because buyers tend to now work from home, and that's why they're looking for more space, more usable area,” Nonteraransi explained.

Foreign buyers, particularly from Russia, Ukraine, Europe, and Southeast Asia, continue to lead transactions.

Phuket’s infrastructure, with 17 international schools, three international hospitals, and rental yields of 8-12%, strengthens its appeal as a long-term investment hub.
