There are currently no new hotel openings in Jakarta as of March 2023 as new projects have delayed their opening. A JLL report said that the total number of hotel rooms in Jakarta currently stands at 62,923.
“The hotel pipeline is expected to ramp up in 2023, with a total of 1,706 rooms expected to enter the market this year, representing a 2.7% growth. The majority of the hotels slated to open in 2023 are concentrated in the CBD and Central Jakarta,” the report said.

Governmental and corporate activities, as well as other non-business MICE events such as concerts, exhibitions and sports events, have boosted demand for hotel accommodations.
Backed by healthy domestic demand, RevPAR rose 38.9% y-o-y, supported by a recovery in ADR and occupancy, which increased by 13.3% and 10.8 percentage points respectively.
Outlook: Trading performance to continue improving in 2023
Mainland China’s announcement to lift outbound travel restrictions and ease quarantine regulation in January 2023 is expected to support growth in ADR and occupancy. However, given the limited frequency flights, the positive impact will likely be seen from 3Q23 onwards.
With all COVID-19-related public activity easing in December 2022 and the projection of 7.4 million international visitors in 2023, Jakarta’s high-end hotel segment is expected to maintain high room rates while midscale and lower-end segments are likely to focus on volume.
