Upscale segment dominates Bangkok hotel supply in 2025
Three hotels with over 1,000 rooms were completed in Q4 alone.
Bangkok welcomed about 24.9 million international tourists in 2025, marking an 8.1% decline from 2024, according to a JLL report. The drop was largely driven by safety concerns, tensions with neighbouring Cambodia, and stronger competition from regional destinations, with Chinese tourist arrivals falling more than 33% year-on-year.
Despite lower visitation and a decline in trading performance across the city’s hotel sector, Thailand’s hotel investment market remained resilient, recording an 11% increase from 2024 and reaching around THB 25 billion, said JLL.
The report revealed that Bangkok saw the addition of seven new upscale hotels in 2025, including the 512-key Grande Centre Point Lumphini, the 509-key Grande Centre Point Prestige, and the 333-key Four Points by Sheraton Bangkok, Sukhumvit 22, with three new hotels opening in Q4 alone. The upscale segment accounted for 76% of the total new supply added last year.
Looking ahead, JLL anticipates Thailand’s hotel market to enter a growth phase in 2026, as challenges from 2025 gradually diminish. Occupancy and average rates are expected to improve, while investment activity is projected to remain strong, with total volume likely reaching around USD 450 million — in line with the 10-year average.
