There were no new hotel rooms added in Jakarta in Q3 2024, leaving the total hotel room supply at 45,375 rooms, according to Colliers. 

 

A total of 793 rooms is expected to be added by 2028.

The Jakarta hotel market has become increasingly crowded with international chains. Prestigious names such as Park Hyatt, The Langham, Swissotel, and St. Regis have recently invigorated the market. Looking ahead, major brands such as Hilton, Marriott International, Hyatt Hotels, and Pan Pacific are set to further expand their presence in Jakarta.

 

As of Q3 2024, the hotel chain with the most properties in Jakarta is Accor, operating 34 establishments primarily in the 4-star category including 8 Mercure Hotels and 3 Novotel hotels. In contrast, Ascott leads in the service apartment segment with three Ascott properties, five Oakwood properties, and four Somerset properties. 

 

Notably, service apartments have evolved over the years to accept not only long-stay guests but also daily guests, which has improved their occupancy rates; however, this shift has made service apartments competitors to traditional hotels. Nonetheless, the supply and upcoming developments in Jakarta continue to be predominantly hotel-focused compared to service apartments.
