Greater Tokyo 2026 logistics supply to underperform 2025 levels
Total supply hit 2.5 million sqm in 2025.
Greater Tokyo’s logistics supply pipeline is showing signs of moderation following a strong delivery cycle, according to Savills.
Savills reports that approximately 1.0 million sq m of new space was delivered in 2H 2025, down 16% year-on-year, bringing total supply for 2025 to 2.5 million sq m. Completions included the 306,000sqm DPL Chiba Yotsukaido II, a large-scale facility in Chiba with strong transport connectivity and worker-focused amenities.
Looking ahead, Savills expects 2026 supply to remain slightly below 2025 levels, with further declines anticipated from 2027. This easing pipeline, combined with sustained tenant demand, is forecast to gradually tighten market conditions and support lower vacancy.
Upcoming projects include DPL Shinonome in Koto, Tokyo, which will deliver 149,000sqm of space, slated for completion in 1H 2026. Savills highlights its strategic location near key transport infrastructure, positioning it well for last-mile and international logistics operations.
