Three new warehouses set for completion in 2027 in Greater Jakarta
These projects will yield a total of 205,000sqm of new warehouse space.
Greater Jakarta's modern warehouse market recorded modest supply growth in the first quarter of 2026, with the completion of Sinar Primera Industrial Narogong (SPIN) WH 3 adding around 14,300 square metres and lifting total warehouse stock to approximately 2.78 million square metres, according to Savills.
Savills said three additional projects totalling around 205,000 square metres are scheduled for completion in 2027, with most new supply concentrated across the eastern corridor of Bekasi, Cikarang and Karawang.
Leasing activity remained subdued during the quarter, with no major transactions completed as newly finished facilities continued negotiations with prospective tenants. As a result, average occupancy slipped by 0.6 percentage points quarter-on-quarter to 86%.
Despite slower leasing, Savills said underlying demand remains strong, led by e-commerce logistics operators and third-party logistics providers seeking expansion sites of between five and 10 hectares across Greater Jakarta. Demand from the electronics and food and beverage sectors also remains steady.
Looking ahead, Savills expects warehouse assets to remain relatively resilient despite global uncertainty, supported by long-term lease structures, continued growth in e-commerce and ongoing supply chain realignment. While rising transport and distribution costs may temper tenant expansion plans, the consultancy said underlying demand fundamentals remain solid.
