Jakarta CBD office supply remains at 7.4m sqm in Q2
There are only two future additions expected over the next three years.
Jakarta's office development pipeline remains tightly constrained, with developers increasingly focusing on upgrading existing assets rather than launching speculative projects, according to Colliers.
Colliers reported that CBD office supply remained unchanged at around 7.4 million sqm in Q2 2026, with no new completions during the quarter. Future CBD additions are expected to be limited to Two Sudirman, due in 2028, and Indonesia 1 North Tower, scheduled for 2029.
Outside the CBD, total office supply increased to about 4.0 million sqm following the completion of two office buildings in West and South Jakarta. However, only around 50,000 sqm of new supply is expected for the remainder of 2026, largely represented by Arumaya Financial Center in TB Simatupang.
According to Colliers, the restrained development pipeline reflects growing supply discipline across Jakarta's office market. Rather than pursuing new speculative office projects, developers are prioritising asset repositioning, refurbishment and transit-oriented upgrades to improve the competitiveness of existing buildings.
Colliers said the limited future supply should support the gradual absorption of existing vacancies while easing additional competitive pressure across the market.
