Singapore private home rental growth hits 1.0% in 1H 2026

Rents rose by 0.7% in Q2 alone.

Singapore's private residential leasing market remained resilient in the second quarter of 2026, with rents and leasing activity both increasing, according to PropNex's analysis of Urban Redevelopment Authority (URA) data.

The URA private residential rental index showed overall rents rose 0.7% quarter-on-quarter in Q2, accelerating from the 0.3% increase recorded in the first quarter. PropNex said cumulative rental growth reached 1.0% in the first half of 2026, compared with 1.2% over the same period last year.

Landed homes led rental growth, with rents increasing 2.7% during the quarter, while non-landed home rents rose by a more modest 0.4%.

Leasing demand also strengthened, with URA Realis data showing 22,290 rental contracts for landed and non-landed private homes, excluding executive condominiums, were signed in Q2. This represented a 5.1% increase from the 21,203 contracts recorded in the previous quarter.

Looking ahead, PropNex expects leasing demand to remain relatively resilient, with rentals likely to stay broadly stable in the near term despite a moderate pipeline of 5,012 new private homes due for completion in the second half of 2026. However, the consultancy noted that a larger wave of new supply is expected in 2027 and 2028, when 8,440 and 9,856 units respectively are projected to be completed.
