High-tech and data centre projects boost Ho Chi Minh City’s industrial sector

Occupancy rates reached 93% in Q1.

Avison Young Vietnam says Ho Chi Minh City’s industrial real estate market is attracting growing interest from high-tech and digital infrastructure investors as the city accelerates major infrastructure development projects.

According to Avison Young Vietnam, HCMC pushed forward several key infrastructure projects in Q1/2026, including the Can Gio Bridge, Phu My 2 Bridge, Cat Lai Bridge and the Hiep Phuoc LNG power plant. Around April 30, construction is also expected to begin on three major port projects in the Cai Mep and Can Gio areas, which the consultancy said will provide strong momentum for the industrial property market.

The consultancy reported that market conditions remained stable during the quarter, with average rents holding at around USD270 per sqm per term and occupancy rates reaching 93%.

HCMC currently has 64 operational industrial parks and export processing zones, with more than half fully occupied and the remaining projects recording occupancy above 80%, according to Avison Young Vietnam.

The report highlighted a growing shift toward high-tech industries and digital infrastructure, supported by data centre developments from CMC and Sembcorp. The city is also promoting eco-industrial park models, with Phu My 3 Industrial Park set to become Vietnam’s first officially recognised eco-industrial park project.

In Hanoi, industrial rents remained stable at USD225 per sqm per term, while occupancy stood at 88%, with most industrial parks fully occupied. Avison Young Vietnam estimates future supply at around 2,000 hectares, although development progress will depend on infrastructure delivery and site clearance.

Meanwhile, in Da Nang and the former Quang Nam area, new developments included the 436-hectare Tam Anh - An An Hoa Industrial Park and Phase 2 of the Tam My Tay Industrial Cluster, covering 3 hectares.
