Jakarta apartment pipeline stands at around 2,500 units through 2028

Jakarta's apartment market is entering a more disciplined development cycle, with developers focusing on selling existing inventory rather than accelerating new projects, according to Colliers.
Colliers said no apartment completions were recorded during the first half of 2026, leaving Jakarta's cumulative apartment stock broadly unchanged at approximately 232,000 units.
Looking ahead, around 2,500 units are scheduled for completion between 2026 and 2028, with nearly 60% expected to be delivered in the second half of 2026. Most of the upcoming supply is concentrated in South Jakarta and comprises mid-range developments, reflecting continued confidence in the segment's relatively resilient demand.
According to Colliers, developers are becoming increasingly selective about future expansion as they contend with higher financing costs and changing buyer preferences. Rather than pursuing aggressive growth, many are prioritising the monetisation of existing inventory while carefully assessing market conditions before committing to new construction.
The consultancy noted that although projects including Eluna, Elora and a development in Mega Kuningan have entered the launch phase, two planned developments in South Jakarta and the CBD have been postponed. This reflects a more cautious strategy in which project launches are increasingly dependent on market readiness, financing conditions and pre-sales performance rather than land availability alone.
Colliers said the restrained supply pipeline should not be viewed as a sign of weakening developer confidence. Instead, it represents a strategic focus on preserving capital, improving inventory conversion and managing development risk. Developers with stronger balance sheets and sizeable land banks are expected to retain greater flexibility over the timing of future launches as Jakarta's apartment market shifts towards greater selectivity and stronger project differentiation.
