Wellness features boost property value and buyer demand
Buyers now view health-focused amenities as essentials, not luxuries.
Health-focused features are now central to real estate value and buyer interest, according to Daniel Peros, vice president for Global Operations at Leading Real Estate Companies of the World (LeadingRE).
In an interview with Real Estate Asia on the sidelines of the Global Property Expo in Singapore, Peros said wellness “used to be an add-on, a luxury, but now it's a necessity.” He added, “Today, wellness is now a core driver. It is incredibly important to the consumer.”
Developers and agents are seeing a growing appetite for properties outfitted with wellness features such as air purification systems, resort-style spa bathrooms, and home gyms.
This trend is more than a shift in preference; it’s affecting pricing. “We're seeing that properties that have these features are commanding a premium of 20-30% higher than conventional real estate [and] luxury real estate,” Peros added.
Among high-net-worth buyers, privacy, green space, and sustainability are also key decision factors.
“Developers really need to focus on these wellness amenities as they're building and as they're curating the storytelling process,” he advised. “It is very important… that you work with the local experts in the market so they really understand your passions and your needs.”
