Ho Chi Minh City welcomed the launch of Rêve – Vignette Collection by IHG, a 52-room luxury boutique hotel located in the city center, in Q4 2025. Aside from this new opening, no additional international hotel brands entered the market during the year.
According to JLL, the city’s hotel inventory comprises roughly 25,500 keys across 265 operational properties in the midscale and higher segments, with about 60% of these hotels unbranded. This indicates significant potential for owners to pursue upgrades and rebranding initiatives.
The HCMC hotel sector demonstrated robust performance through Q4 2025, achieving double-digit revenue per available room (RevPAR) growth of 33.5% quarter-on-quarter and 16.1% year-on-year. This growth was driven by elevated occupancy rates and strengthened average daily rates (ADR) during the peak tourist season. ADR itself posted particularly strong gains, rising 23.2% quarter-on-quarter and 13.8% year-on-year, reflecting the market’s pricing power amid heightened tourism demand.
Looking ahead, Ho Chi Minh City is expected to experience continued supply constraints throughout 2026. JLL notes that many pipeline projects have faced delays, with anticipated openings now pushed beyond Q4 2026. Revenue optimization prospects remain strong, supported by expected growth in both occupancy levels and ADR. Market confidence is high, with 92% of surveyed hotels in Vietnam projecting positive ADR trends, positioning HCMC’s hospitality sector for sustained tourism-driven growth in the year ahead.
