Singapore developers sell 447 homes in May, lowest in three months

Total new private home sales reached 4,008 units in the first five months of 2026.

Singapore developers sold 447 new private homes, excluding executive condominiums (ECs), in May 2026, down 71.1% from the 1,548 units sold in April as limited new project launches weighed on sales activity, according to PropNex.

The May figure marked the lowest monthly sales tally since February 2026, when 246 units were transacted. Despite the month-on-month decline, sales were up 43.3% from the 312 units sold in May 2025. Total new private home sales reached 4,008 units in the first five months of 2026.

PropNex attributed the slowdown largely to a lack of fresh supply, with only one new project launched during the month — the 327-unit Hudson Place Residences in Media Circle. Developers launched 357 units for sale in May, sharply lower than the 1,426 units introduced in April.

The Rest of Central Region (RCR) led sales activity with 334 units sold, driven by Hudson Place Residences, which was the month's best-performing project after selling 209 units at a median price of SGD2,465 psf. Existing projects including The Continuum, Union Square Residences, One Marina Gardens and Bloomsbury Residences also contributed to sales.

In the Outside Central Region (OCR), developers sold 91 units, down 93.3% from April. Tengah Garden Residences and Narra Residences were the top-performing OCR projects, each recording 14 sales. Tengah Garden Residences was nearly fully sold at end-May, with 860 of its 863 units transacted.

Meanwhile, Core Central Region (CCR) sales fell to a five-month low of 22 units. Newport Residences led the segment with six units sold at a median price of SGD3,150 psf.

In the EC market, developers sold 46 units in May, down 54% month-on-month. Coastal Cabana EC was the top-selling EC project with 29 units sold. PropNex noted that only 155 unsold new EC units remained on the market at the end of May, creating a supportive backdrop for upcoming EC launches in Senja Close, Woodlands Drive 17, Sembawang Road and Miltonia Close. The agency said these projects could benefit from strong demand, particularly as they remain exempt from the new EC measures announced on 8 May 2026.
