Singapore is the priciest flex office market in APAC

Prime desks are averaging around US$800 per month.

Singapore remains the most premium flexible office market in Asia Pacific, with prime desks averaging around US$800 per month, according to research by flexible office specialist Workthere, analysed as part of Savills Impacts programme.

Tokyo and Sydney are close behind, driven by robust demand and constrained supply in prime central areas. Globally, London commands the highest average prime flex office desk rates at US$1,320 per month, followed by New York (US$1,240) and Los Angeles (US$1,100).

Flex office attendance around the world has increased by 20% since 2022. Across the Asia Pacific region, attendance is the highest globally at 4.13 days per week, reaffirming the region’s workplace culture of in-person collaboration.

Demand from global corporates is accelerating, reflecting their need for agility in an uncertain business climate. In Asia Pacific, global corporates account for 41% of flexible office demand – highest globally – as many multinationals expand into emerging talent hubs such as Bengaluru, Ho Chi Minh City and Kuala Lumpur without committing to long-term leases.

Piers Mallitte, Head of Workthere Asia Pacific, Savills says, “Multinational’s use of flex offices across Asia Pacific has risen sharply, driven by the need to access cost-efficient talent pools and enter new markets quickly and efficiently. Demand for premium flexible workspace remains resilient across key regional cities, including Singapore, where high-quality fitouts and centrally located space reinforce its role as a regional headquarters hub.”

Meetings rooms are the feature in most demand by flexible office occupiers around the world, but there is some disparity between flex occupiers in different regions. Occupiers in Europe, Asia Pacific, and UK all rate the provision of phone booths and collaboration spaces highly, supporting hybrid work and team-based activity. In contrast, these features are deemed less important by occupiers in North America.

Evolving work patterns and employee expectations are shaping what corporates demand from flex office space, with hybrid working models, coupled with rising expectations of having more choice and higher quality services in the workplace, mean providers must now offer environments that support collaboration and wellbeing.

In Asia Pacific and Europe, including the UK, sustainability credentials are highly rated, with the majority of occupiers in these regions saying these are important or very important. Singapore and Australia are leading retrofit activity in the region, with zero-carbon operations now expected in prime developments.

“Across Europe, it’s key that flex spaces have sustainability credentials”, according to Cal Lee, Global Head of Workthere. “This is evident in demand for everything from low-carbon building credentials to everyday, practical measures that make greener travel feasible. End-of-trip facilities such as secure bike storage, lockers and showers are also consistently valued by occupiers and can materially influence tenant choice and willingness to pay - for occupiers these features are as much about talent attraction and retention as they are about net zero commitments.”

In North America, half of operators reported members were neutral about sustainability features, with car parking and gyms ranked higher than anywhere else globally.

Sarah Brook, Associate Director, Savills World Research comments: “As the member profile of flex offices has diversified, the range of solutions from both specialist operators and landlords has expanded, from fully serviced and managed offices to pass-based platforms, with the range of features available growing accordingly too. While there are some regional variations, overall it is clear that flex occupiers prioritise spaces that enable their members to meet and collaborate, reflecting modern working trends.”
