Nearly 600 new units are expected to be completed within the year.
The serviced apartment sector in Jakarta saw no new additions during Q4 2024 according to Colliers data, maintaining the total inventory at 7,181 units.
In 2025, the market is poised for growth with the anticipated operation of three projects—one by the Accor Group strategically located within the CBD area, and the other two by the Ascott Group situated in non-CBD areas. These developments are projected to add 571 units, elevating the total supply to 7,752 units by the end of 2025.

Overall occupancy in Q4 2024 remained stable, showing no significant changes compared to the previous quarter. The current occupancy rate stands at 62.2%, reflecting a slight increase of 0.6% QOQ.
While some apartments experienced a decline in occupancy due to the low season and typical expatriate turnover at year-end, others managed to raise their occupancy through proactive promotional efforts.
